Rental yields in Dubai vary depending on the property's location, type, quality, purchase price, occupancy and market conditions. Gross rental yields of around 6–7% may be seen in some segments of the Dubai market, but this is only an indicative range and is not guaranteed. Net yield can vary significantly after considering service charges, maintenance, vacancy periods, property management and other ongoing costs.
For eligible off-plan projects, buyer payments are deposited into regulated project escrow accounts. Withdrawals from these accounts are subject to applicable Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA) requirements and the relevant project's progress and regulatory framework. Buyers should review the applicable escrow and payment arrangements before proceeding with an off-plan purchase.
The Dubai Land Department (DLD) sale-registration fee is generally 4% of the property's purchase value. However, the total upfront cost can include additional charges such as registration or trustee fees, title-related fees, mortgage-related costs and brokerage fees, depending on the transaction and financing arrangements. Buyers should confirm the applicable costs before completing a transaction.
Property ownership may provide access to certain UAE residence categories, subject to the applicable eligibility requirements and current immigration rules. For qualifying real-estate Golden Residency, a property investment threshold of AED 2 million may apply, subject to the relevant requirements. Other property-owner residence categories may also be available subject to separate eligibility requirements. Property ownership does not automatically guarantee residency approval.
The appropriate ownership structure depends on factors such as the number and type of properties, ownership objectives, property location, company eligibility, succession considerations and applicable legal and tax requirements. A company structure is not automatically more suitable for owning multiple properties. Buyers should obtain appropriate legal and tax advice before choosing an ownership structure.
Gross rental yield is generally calculated using the property's annual rental income relative to its purchase price. Net rental yield takes into account relevant ongoing costs, which may include service charges, maintenance, property management, vacancy periods and other expenses. A property with an attractive gross yield may produce a materially lower net return once ongoing costs and vacancy are considered.
Non-resident financing may be available from UAE lenders, subject to eligibility, property type, income documentation, credit assessment and the lender's applicable criteria. Financing terms, loan-to-value ratios, interest rates and other requirements can vary between lenders. Mortgage approval is not guaranteed.
Foreign buyers should verify the property's registration status, the seller or developer's authority to sell, and whether the property is located in an area where foreign ownership is permitted. Buyers should also review the relevant transaction documents, payment arrangements and applicable fees before proceeding. Where required, appropriate legal, financial or tax advice should be obtained from qualified professionals.
